August Home Tips for Montgomery County Buyers, Sellers and Homeowners

August is a transition month here in the Houston area. Summer is still very much with us, but school is starting, routines are returning, and many of us are beginning to look toward fall.

Whether you are maintaining your current home, thinking about buying your first home, or considering selling, this is a good time to take a few simple steps that can help you feel more prepared.

Healthy Home Tip: Watch for Hidden Moisture

Our air conditioners work overtime during a Texas summer. In addition to cooling the house, your HVAC system plays an important role in removing moisture from the air.

High indoor humidity does not always announce itself with an obvious leak. Sometimes the first signs are subtle, such as a room that feels clammy, condensation around an air vent, or a musty smell inside a cabinet.

Take a few minutes this month to check:

  • Supply vents for condensation, discoloration, or damp drywall

  • Cabinets under sinks for small leaks or musty odors

  • The area around your indoor HVAC equipment and drain pan for standing water

  • Bathroom exhaust fans to make sure they are working and venting properly

  • Your HVAC filter to see whether it needs to be replaced

When choosing a replacement filter, keep in mind that a more restrictive filter is not automatically better. Your filter needs to be appropriate for your particular HVAC system and its airflow requirements.

If your home feels unusually humid or clammy, it may need more than a thermostat adjustment. Drainage, airflow, equipment sizing, or ductwork could be contributing to the problem. Catching moisture concerns early may help prevent more expensive damage and potential mold growth later.

A healthy home does not have to be a perfect home. It is about paying attention, asking questions, and addressing small concerns before they become bigger ones.

Thinking About Buying Your First Home?

Buying your first home can feel exciting and overwhelming at the same time. You may be wondering whether you have saved enough, what monthly payment you can comfortably afford, or whether you should wait for the “perfect” time.

You do not need to have every answer before you begin. A good first step is simply learning what your options look like.

Start with these four steps:

  1. Talk with a trusted lender. Ask about financing options, estimated closing costs, and what your total monthly payment could include.

  2. Create a comfortable budget. Base it on your actual life and priorities, not only the maximum amount you may qualify to borrow.

  3. List your needs, wants, and deal breakers. This can help you focus your search and make clearer decisions when comparing homes.

  4. Consider the complete cost of ownership. Property taxes, homeowners insurance, HOA fees, utilities, maintenance, and possible repairs can all affect affordability.

Preparing to buy does not obligate you to purchase a home. It gives you information, time, and confidence so you can make a thoughtful decision when the right opportunity comes along.

Considering Selling? Start With the Basics

You do not necessarily need to renovate your entire home before putting it on the market. In many cases, thoughtful preparation and a few simple improvements can make a meaningful difference.

Start with the things buyers are likely to notice immediately:

  • Clear excess items from countertops and main living areas

  • Touch up chipped or heavily marked paint

  • Replace burned-out light bulbs and clean the fixtures

  • Address obvious leaks, damaged caulking, and minor maintenance items

  • Trim overgrown landscaping and freshen the front entry

  • Deep clean the home, including windows, baseboards, and air vents
