In humid Texas climates, homes experience ongoing exposure to moisture, heavy rainfall, and long cooling seasons. Over time, these environmental factors can affect drainage, ventilation, and overall property condition in ways that are not always immediately visible.
A healthy home focused approach means recognizing these patterns early in the process and ensuring the property professionals are involved when questions come up. Rather than relying on surface appearance alone, I help clients understand when to bring in specialized licensed inspectors, mold specialists, or environmental experts during the due diligence period.
My role is not to diagnose or evaluate property conditions, but to guide buyers and sellers toward informed conversations and qualified resources so that they can move forward with confidence and clarity. When evaluating homes in North Houston and Montgomery County, it is helpful to pay attention to ventilation, grading around the home and signs of past water intrusion.
Can a REALTOR® determine if a home has mold?
No. Determining whether mold is present requires testing and evaluation by qualified professionals. My role is not to diagnose environmental conditions. My role is to help clients recognize when additional inspection or evaluation may be appropriate during the due diligence period.
